Platform Purpose

E11even Unit Owners is an independent, owner-operated informational platform created to support unit owners and buyers at E11EVEN Club Hotel & Residences Tower 1 in Downtown Miami. This platform is created and operated by Eric DeMatteis, a Tower 1 unit owner, acting independently.

This platform is not affiliated with, endorsed by, sponsored by, or connected to Property Markets Group (PMG), E11EVEN Partners, GR Opco LLC, or any homeowners association. The use of descriptive references to E11EVEN Club Hotel & Residences is for the purpose of identifying the subject community only, consistent with nominative fair use.

Informational Use Only

All content on this platform — including posts, documents, forum discussions, and platform communications — is provided for informational purposes only. Nothing on this platform constitutes legal, financial, tax, insurance, or investment advice.

You should not make any legal, financial, or real estate decision based solely on information found on this platform. Always consult qualified professionals (attorneys, financial advisors, CPAs, or licensed real estate agents) before making decisions that affect your rights, finances, or property.

Accuracy and Verification

Official sources include: PMG/E11EVEN Partners official communications, the condominium association, your attorney, and recorded public documents. This platform supplements — it does not replace — official communications.

Owner Verification

When owner verification launches, access to verified-owner areas will require submission of proof of ownership (e.g., executed purchase contract, closing disclosure). Submitting false, altered, or fraudulent documentation to gain verification status will result in permanent removal from the platform and may be reported to appropriate authorities.

Verification documents are reviewed by the platform operator and permanently deleted after review — they are not stored or archived. See the Privacy Policy for details.

Prohibited Conduct

By using this platform, you agree not to:

• Post unverified claims, rumors, or speculation as established fact
• Engage in harassment, personal attacks, or threatening behavior toward any individual
• Submit fraudulent, altered, or falsified documents for owner verification
• Use the platform for commercial solicitation, advertising, or lead generation
• Attempt unauthorized access to platform systems, data, or other users' information
• Post content that violates applicable law, including defamation or invasion of privacy

Platform Modifications

The platform operator reserves the right to modify, suspend, restrict, or discontinue any part of this platform at any time, with or without notice. The operator also reserves the right to modify these Terms of Use. Continued use of the platform after changes are posted constitutes acceptance of the updated terms.

Limitation of Liability

To the fullest extent permitted by law, the platform operator shall not be liable for any damages arising from your use of or reliance on this platform, including but not limited to decisions made based on platform content, interruptions to service, or data loss.
